Consultancy
 
 The first step in the whole golf course development process is the viability study. To carry this out, we present our Consultancy Services.
 
For many years SG has been advising large national and international developers interested in golf courses.
 
An analysis has to be made of the setting envisaged for the golf course, bearing in mind the surface area available, the usable water resources (one of the most important points), the orography of the terrain, possible protection areas, archaeological reserves, network of infrastructures available, etc.
 
As well as making an analysis of the surroundings, we must assess the legal situation of the land, in particular to analyse the possibilities it may have as regards administrative processes.
 
Finally we must analyse the economic viability of the future golf course. We make a study of the number of courses in the area and the possible market demand and present the possible modes of exploitation of the course.
 
This consultancy phase is of the utmost importance in order to assess the investment that is to be generated.
 
 
Design
 
After approving the viability study, we proceed to draw up the general plan for the project. This is the second step, the Development of the Master Plan. From this point on we offer the Design Service.
 
The Master Plan consists of planning the ground, distributing the surface area into the different plots that will make up the project: houses, hotels, general services, golf course, shopping area, etc.
 
This phase is important because of the coordination that must exist between the different parties forming the project – architects, town planners, lawyers, economists, engineers.
 
This document has no official value and is not valid for issuing licences or planning permission.
 
 
Basic Project or Draft
 
The next step is to draw up a Basic Project or Draft. The Draft is the set of documents necessary to define the work along general lines. These documents should give an idea of the desired project both on a technical and an economic level.
 
The fundamental difference between a Draft and a Basic Project is that the former is directed at the developer so that he or she may decide whether to continue with the project, whilst the Basic Project is geared towards gaining the municipal licence and permission from the Authorities. Neither is valid for carrying out the work. They are both comprised of the same sections and the same documents.
 
 
 Environmental Impact Study
 
Preparation of the Environmental Impact Study. Each golf course construction project must have an associated EIS.
 
 
 Execution Project
 
Development of the Execution Project. This is the determining step for the golf course. It is indispensable for gaining the building licences in every municipality.
 
It is comprised of the following documents:   
 
- Technical report.
- Appendices to the report
- List of Technical Specifications
- Quality Control Plan
- Definitive Estimate
- Plans
- Health and Safety Study
- Presentation of the design in 3D.
 
 
Project management
 
Project management. Once we have presented the project to the relevant authorities, it has been approved and the building work has been contracted, we can start building the golf course.
 
As a specialist firm SG can advise or take care of the adjudication of the contract. We have worked with the best golf constructors on the national and international market.
 
Normally it is the company that is building the golf course project that attends to the project management.
 
The project manager (Architectural Supervision) takes the execution project as a reference.
